Mudjacking Sidewalk Repair for Apartment Community in Marlborough, MA

The Challenge

Miles of concrete sidewalks throughout the apartment community had experienced differential settlement, resulting in numerous tripping hazards for residents and visitors. In addition, the pool patio area had also settled unevenly, creating further pedestrian safety concerns. These conditions not only posed a risk of injury but also exposed the property owner to increased liability across a large portion of the site.

Project Considerations

A traditional tear-out and replacement approach would have been highly disruptive to the residential community. Sidewalk closures, prolonged construction noise, and potential damage to surrounding landscaped areas were unacceptable in an active apartment complex setting. Property management required a repair method that could correct the hazards quickly, quietly, and with minimal inconvenience to residents.

Our Solution

Engineered Foundation Technologies employed mudjacking (slabjacking) techniques to lift and re-level the settled concrete sidewalks and pool patio slabs. Small access holes were drilled into the concrete, and a specialty grout was injected beneath the slabs to raise them from below and restore proper elevation. This method allowed for precise leveling without removing or replacing existing concrete.

Results & Benefits

The mudjacking process significantly improved sidewalk and patio conditions across the property while costing a fraction of full replacement alternatives. All repairs were completed within a few days and caused minimal disruption to residents, landscaping, and daily site operations. Tripping hazards were eliminated, pedestrian safety was restored, and long-term liability concerns were greatly reduced.
